The 100-year-old Surf Hotel, now known as Britton Budd Apartments, underwent a $39 million renovation, which began in September 2008. Despite financial market instability, the project secured significant funding through low-income housing and federal historic rehabilitation tax credits, with investors paying top dollar due to its unique nature and landmark status.
The Chicago Housing Authority’s renovation of the 171-unit building involved extensive upgrades, including a new heating system, emergency generator, and fire protection equipment. All units and common areas were modernized, with 10 units converted to ADA compliance, while historic elements like terrazzo floors and fire escapes were restored. Exterior updates included new windows and landscaping, making Britton Budd a fully revitalized senior living community.
