Construction of New Kennedy-King College (NKKC)
The Will Group (TWG) partnered with a local partner on one of the most significant construction
projects in Chicago’s South Side—the New Kennedy-King College (NKKC). Commissioned by
the Public Building Commission of Chicago, this multi-building project was a major investment
in the revitalization of the 63rd and Halsted Street area.
Project Overview
The NKKC campus features six distinct buildings, a baseball/soccer field, and parking lots for
students and staff. With a budget of $198 million, the project was successfully completed six
months ahead of schedule, underscoring the strength of the collaboration.
Project Scope
As the largest construction of its kind in the area, the NKKC campus includes academic
buildings, athletic facilities, and extensive parking to accommodate the needs of students and
staff. Each building was designed to support a modern educational environment, contributing to
the community’s broader goal of economic and educational development.
The Will Group’s Role
TWG’s contributions were integral to the success of this Construction Management (CM) at-risk
project. TWG’s field staff ensured Quality Assurance/Quality Control (QA/QC) across all six
buildings, guaranteeing that rigorous standards were met and that the project was executed with
excellence.
Outcome
The construction of the New Kennedy-King College campus was completed ahead of schedule,
delivering a state-of-the-art educational facility for Chicago’s South Side. TWG’s expertise in
field coordination, quality control, and project management was pivotal in the success of this

A sub-guard program provided default insurance, avoiding subcontractor disqualification
from the authorized bidding process.
Environmental Accomplishments:
Three buildings feature green-grid roofs
90% of existing concrete recycled for foundations and roadway backfill
Soil was recycled as baseball and soccer field backfill
Thirty acres of landscaping doubled the municipal requirement for trees
